Notes Experienced Conveyancer required for busy and expanding legal practice. Due to the retirement of the current postholder a vacancy has arisen in our conveyancing department. The successful candidate will need to have experience in residential conveyancing in the Isle of Man and the ability to run their own caseload with minimal assistance. The position enjoys support with an experienced search clerk and dedicated administrative assistance which are shared with other fee earners. The ideal candidate will either be legally qualified or with experience in all aspects of residential conveyancing including sales and purchases, advising on mortgages, preparing vesting assents, undertaking the relevant work required to submit applications for first registrations and other ancillary conveyancing matters and have the ability to handle a busy and varied caseload. The position is situated primarily in our new offices in Victoria Street with the ability to work remotely, if necessary, on an occasional basis. As a conveyancer, you'll need to: Research information and communicate with clients and others in person, on the phone, by letter or by email. Use a computerised case management system. Take instructions from clients. Seek to protect clients' interests at all times, while taking precautions against potential fraud and money laundering. Obtain or check Land Registry documents or title deeds (if the land is unregistered). Draft or check sales contracts and agree terms with the conveyancer acting for the other party to the transaction. Collate and send or check supporting legal and financial documents. Deal with all financial aspects of a transaction. Exchange contracts and complete the transaction. If the property is leasehold, obtain the landlord's agreement to the sale or the change of mortgage and deal with apportionments of rent and service charges. Specific tasks for sale/purchase transactions include: Carrying out and checking pre-contract searches by checking whether the property is affected by local authority proposals, leases, easements or covenants, mortgages, susceptibility to flooding, or liability for unsound building structures and repairs Receive and check mortgage instructions from lenders and undertake specific tasks required. Prepare agreement, transfer and mortgage deeds. Receive mortgage funds. Prepare all land registry forms. Prepare all accounts in relation to the transaction (settlement statements, completion statement, accounts forms etc). Pay recordal fees and deal with the registration of client and lender with the Deeds Registry and undertake first registration when necessary or file the Transfer and ancillary documentation plus mortgage in the Land Registry.
